Consult

We walk the property, hear your goals, and determine if the project is a fit for boutique attention. During consult, we evaluate your lot’s flood zone and view corridors on-site, talk through renovation vs. rebuild tradeoffs, and flag coastal constraints—FEMA elevation, height limits, access, and outdoor living—before you invest heavily in drawings.

Design & Scope

Plans, selections, and a clear scope of work so you know what is included before construction begins. This phase turns lifestyle goals into a buildable program: floor plans, elevations, and a design fee path with budget-aware decisions. Build
